How much does a suspended ceiling cost in the UK?
A standard suspended ceiling with mineral fibre tiles in a 600 × 600 exposed grid typically costs around £28–£42 per m² supplied and fitted (ex VAT) in an open, accessible room. Acoustic, MF plasterboard, hygiene and metal ceilings cost more, and small or awkward jobs cost more per m².

What do different ceiling types cost per m²?
These are our guide ranges for supply and fit, excluding VAT, in a typical commercial room. A site survey firms them up.
Standard mineral fibre in an exposed grid: £28–£42/m². Class A acoustic tiles: £36–£58/m². Moisture-resistant: £34–£55/m². Hygiene tiles: £45–£75/m². MF plasterboard, taped and jointed: £42–£68/m². Fire-rated systems: £48–£85/m². Metal tile systems: £75–£130/m². Re-tiling an existing sound grid: from about £14/m².
What makes a ceiling cost more?
Size first. Setting out, deliveries and travel are fixed costs, so a 30 m² room costs more per m² than a 600 m² floor. Height second: above about 3.5m we need towers or a powered access platform. Then complexity, meaning bulkheads, lots of light fittings, cassettes, curves or changes of level.
Working conditions matter too. Out-of-hours work in an occupied office, stripping out an old ceiling, and waste disposal all add cost, and older buildings may need an asbestos survey before any strip-out.
What should a ceiling quote include?
A proper quote names the grid system and tile product, not just ‘ceiling tiles’, and says whether light fittings, cut-outs, extra hangers for cassettes, strip-out, waste and access equipment are included. It should state working hours and the programme.
Compare like with like. A cheaper quote with an unbranded tile, no strip-out and daytime-only working is not a cheaper version of the same job.
How can I keep the cost down?
Keep the existing grid if it is straight, clean and a standard module, and re-tile instead of replacing. Choose a standard 600 × 600 tile rather than a special. Group work so the team is on site for consecutive days. And give access: a cleared room fits faster than one full of desks.
